From 1996 it been a legal requirement for landlords to hold an annual CP12 certificate for homes suppiled with gas and to ensure that gas appliances are maintained to the manufacturers requirements. The annual gas safety inspection ensures the gas appliances and flues in the landlords rental property are operating safely and to the manufacturers standards.
Wyre Gas provides a 9 point Landlords Standard Boiler inspection which includes the following checks:
- Ventilation
- Combustion and performance tests
- Satisfactory operation of the flame failure deviceBoiler key components
- Presence and effectiveness of case seal
- Burner pressure or gas rate (against manufacturers date plate)
- Flue flow to ensure removal of products of combustion
- Boiler performance
- Written report (CP12) for Landlord and Tenant upon completion

Landlord Gas Safety Inspection: from £65 plus VAT
Please note that this does not include additional gas appliance testing, additional charges per appliance may be applied.
Our engineers carry out the work laid down by the appliance manufacturers instructions on services and inspections and cannot service faulty appliances. A repair/breakdown call out will need to be arranged BEFORE a service can be arranged so please check your boiler is in working order before booking a service, failure to do this could result in additional charges.
